Kemer, on the coast west of Antalya, is a pine-forested Mediterranean resort town set dramatically under the Taurus/Tahtalı mountains — blue-flag beaches, a ~320-berth yacht marina and ancient Lycian sites, popular with returning holidaymakers who often become permanent residents. Its sub-areas include Göynük, Kiriş, Çamyuva and Tekirova, and nearby draws include Göynük Canyon, the Tahtalı (Olympos) cable car, and the ancient cities of Phaselis and Olympos. For buyers, apartments range from about €70,000 for older stock to €175,000+ for new-build, and villas from roughly €70,000 (bargain older) and €130,000–€140,000 (modern) up to €590,000–€1,650,000 for detached homes; €/m² is around €1,000–€1,200 (secondary/primary), and reported gross yields vary widely by source — villas cited up to ~9%, apartments ~6–7% (treat as a range).
