About Yeni Boğaziçi

Yeni Boğaziçi (Agios Sergios) is a heritage farming village on the coast just north of Famagusta, next to the Greco-Roman ruins of ancient Salamis, and was Cyprus' first Cittaslow ("slow city"). It blends traditional village character — tavernas, farmers' markets and the annual Pulya (Quail) Festival — with beach-close apartments and villas, and benefits from proximity to Eastern Mediterranean University (EMU) in Famagusta. For buyers, apartments start from around €112,000, with 2025 new-build pricing of roughly €2,062–€2,260/m² for apartments and ~€1,605/m² for villas; modern villa complexes run €710,956–€827,506 for 219–293 m² homes. It is ~10 km (10–15 minutes) from Famagusta centre, ~15 km from İskele, ~45 km from Ercan Airport, and close to Glapsides and Salamis Bay beaches.
