About Esentepe

Esentepe sits on the coast east of Kyrenia, below the Beşparmak (Pentadactylos) mountains, and is best known as North Cyprus' golf destination — home to the 18-hole Korineum Golf & Country Club with its clubhouse, academy and driving range. The village mixes lifestyle buyers who want golf-and-beach living with investors chasing holiday-let income, and most stock offers both sea and mountain views. For buyers, Esentepe is a mid-to-upper Kyrenia-district market: average pricing is around €2,050/m², with front-line villas reaching roughly £2,500/m². One-bedroom apartments run roughly €75,000–€110,000, two-beds €110,000–€150,000, and villas €220,000–€500,000+, with luxury beachfront villas well beyond that. Reported gross rental yields sit in the 7–9% range (agent-cited, higher for peak-season holiday short-lets). It is ~25–30 minutes from Kyrenia town and ~35 minutes from Ercan Airport. As across the TRNC, every foreign purchase needs Council of Ministers' Permission to Purchase and careful title-deed due diligence.
